Residential Surveys
- Mortgage Valuations
A mortgage valuation is normally a fairly brief document produced principally for the benefit of the lender, to assist them in evaluating how much to lend against a property. It does not provide any significant or useful information for the buyer, other than the lender's own view of the market valuation, and very limited comments on the state of repair.
We carry out independent valuations as a panel member of various lenders via Valnet Valuation Exchange & Quest, using on line mortgage valuation submissions.
- Homebuyer Reports
These are in standard RICS format.
It is more relevant to newer, conventionally constructed property. The home buyer report allows you to evaluate whether the agreed purchase price is reasonable, and to be aware of the extent of any repair and maintenance issues.
The home buyer report allows you to evaluate whether you wish to continue with the purchase at it's present price and also enables you to be clear on what decisions and actions are required, prior to exchange of contracts. An estimate of market value is also provided, based on the findings of the home buyer report, and not the agent's asking price.
An insurance rebuilding cost estimate is also provided.
Produced for the benefit of the purchaser not the lender, the survey covers:

- Building Surveys
This is a comprehensive inspection of visible, exposed, and accessible parts of the building. It is particularly advisable for older buildings.As full an inspection as possible is carried out, subject to the constraints of furniture, fixtures, fittings, and floor coverings.
- The roof will be inspected externally, and internally, provided access is available via a roof hatch.
- Walls and foundations will be checked for foundation settlement, or structural movement, or other defects.
- Timbers will be checked for woodworm, wet rot, or dry rot.
- Damp levels will be checked throughout the fabric of the building.
- Floors will be checked, subject to constraints imposed by carpets or coverings.
- Windows and doors are examined.
- A visual inspection of gas, central heating, electricity, plumbing, and drainage services will be made, but no tests carried out.
- Boundary fences, driveways, paths, and other aspects of the site will be inspected.
- Environmental issues should be checked by a separate environmental search.
- A full assessment of defects will be provided, together with cost estimates based on the Building Price Cost Index.
- Any latent or inherent defects will be revealed

Schedules of Condition
Commercial leases often require the tenant to agree to Full Repairing & Insuring provisions. If the property under review is not in excellent state of repair, it would be wrong for the tenant to be responsible for pre existing conditions. Therefore the commercial property is surveyed, and the lease liabilities are limited by a schedule attached to the lease.
Dilapidations
At the end of a commercial lease, the cost of any outstanding repairs needs to be assessed by both landlord & tenant, and agreed. A costed schedule will be produced for a negotiated settlement between landlord and tenant.
Lease Negotiations
Commercial property leases require advice on the amount of rent to be paid, and lease conditions that are acceptable to both landlord and tenant negotiated. We will review and advise on the proposed terms of the deal, based on market conditions and rental levels in respect of shops, offices, or warehouses.
Rent Review Negotiations
At review date, the landlord will traditionally seek the highest rent, and the tenant will seek the lowest rent. We will study the lease document and obtain evidence to assess a fair market rent, based on comparable transactions in the vicinity, and any specific factors affecting the property itself, such as state of repair, or particular conditions in the lease which limit the rent.
